    Construction technology

    We build using the masonry technology (partly prefabricated) with the aim of achieving high heating efficiency. We cover the facades of houses with real spruce wood, which acquires uniqueness with age. We cover the roofs with Swedish sheet metal with a 50-year guarantee. We make balustrades of toughened glass reinforced with almost invisible handrails. Each building is equipped with a lift. In our construction, we remember to optimise utility costs - including by using ground source heat pumps, water aerators, energy-saving light bulbs and photovoltaic installations.

A few weeks before arrival, we will offer to prepare a plan of activities tailored to individual needs – a mountain expedition with a Guide or cross-country skiing lessons with a Polish Olympian. We will take care of everything so that our Guests can spend unique holiday with us and … want to return soon.  There is no room for boredom here!

    IS IT PAPABLE?

    In the mountains the season lasts 7 months

    When you buy our flats, you earn twice. Firstly - by buying them today you are almost certain that their value will increase significantly (building land is in short supply in the Tatra Mountains, prices of flats are already reaching 25-35,000 per m2). Secondly - Zakopane is a unique place on the tourist map of Poland with an occupancy rate of more than 70% during the year (apart from Covid, Zakopane is visited by a lot of Russian and Arab citizens).

    SERVICE-FREE MODEL

    When you take ownership of a flat in our Estate, you don't have to worry either about administrative matters (we pay the costs of utilities, taxes, insurance on your behalf), or about promotion and rental service matters. In the price you receive a fully equipped and furnished flat, and we take care of maintenance.

    PROMOTION COSTS

    We will start promoting the property 3 months before handover. In the costs we include running a website with a booking system, running FB and exposure on boooking.com, hotels.com, airnb or tripadvisor. Foreign Customers will be very important for us, so we plan to be present in foreign guides and thematic portals.

    RENTAL MANAGEMENT RULES

    When you buy a flat, you acquire the right to the premises with a separate Land and Mortgage Register and a share in the land (part of the green area and common parts). At the same time you sign a service contract with us as the Operator. In the contract you transfer to us the right to service the flat for 10 years under certain conditions.

    WHAT COSTS DO YOU COVER?

    WHAT COSTS DO YOU COVER? (Rent (12 PLN per m2_cost of service of common parts), costs of utilities according to meters, fee for the Operator (20%), costs of promotion (15%), renovation fund once a year.

    WHEN DO YOU RECEIVE THE RENTAL FUNDS?

    You receive a settlement at the end of each calendar quarter.

    acording to the contract, you have 2 weeks of owner's stay in the low season. When you arrive, you only cover the costs of cleaning and bed linen change in the amount of 150 PLN.
